April 4, 2008 - I took this picture from the 4th floor of the Bell tower.
March 25, 2008 - The parking garage got its last concrete pour today. This is an amazing structure.

January 11, 2007 - Construction moves at a steady pace. The columns are going up on at a time.

December 6, 2007 - The views below are taken from the South East. You can clearly see the first two parking level have been built. The forms are now being installed to build the ramp to level three on the west side of the garage.


November 16, 2007 - The first portion of the third parking level was poured today. The Harbor District Parking Garage is finally above ground. Back filling around the rest structure should start tomorrow. despite all of the rain in May and June, we are now on schedule to have the parking garage completed in January of 2008. Below are the pictures taken this morning.

November 8, 2007 - The back filling operation began today as they crews continue to form the garage. In the second photo, you can see the light blue post tension cables. After the concrete is poured and before the forms are removed, these cables will be stretched to extreme tensions adding strength to the concrete slab.



October 31, 2007 - Today the last of the "tall walls" are being poured. Because the walls are so tall, the concrete is poured in five foot thick layers. Each layer is "vibrated" by Bobby easter and his crew to remove any air pockets. Once they pour the next parking level, backfilling can begin. Based on the design & the ability of the contractors, (and of course the weather), we should be able to pour a parking level every two weeks. Significant visible changes will begin to take place as the structure finally comes out of the ground.



October 8, 2007 - The ground level was poured this morning. The next step is to build and pour the retaining wall, install the underground drainage and finally backfill the perimeter.

September 28, 2007 - Today the basement ramp was poured. As you can see from the pictures, the first elevated deck is in place and early next week the forms will be set. We anticipate concrete to be poured on this first deck to mid-week next week. At that point, the Harbor Parking Garage will be at ground level and moving skyward.



September 18, 2007 - The harbor parking structure continues at a good pace. Below, the last of the piers are being drilled for the ramp, the bracing for the second level is being put in place and the current plan is to pour the second level late next week. Building a parking structure is a complicated project and Robby, our Construction Superintendent is managing it with the skill only 17 years of experience can bring.


August 7, 2007 - We have finally settled into a weather pattern that does not include rain. As a result, the parking structure once again is making progress. The pictures below show the North end of the slab being poured. When they are finished pouring today, they will have poured close to 16,000 square feet of concrete. Because the first floor slab is approximately 20 feet below grade, a concrete pump was used to move the concrete from street level.
***UPDATE*** Nearly 2 PM and the concrete team is wrapping up smoothing out the basement floor of the Harbor Parking Garage. In the first picture, you will see a white substance being sprayed on to the surface. That substance is a curing agent that will keep the moisture from evaporating as the concrete cures.











June 8, 2007 - The Parking Garage st Adriatica is underway. As you can see in the picture below, excavation has started and the first of approximately 40 piers are being drilled.

April 12, 2007 - After almost two years of planning and design, the plans for the parking garage at Adriatica were submitted to the City of McKinney for construction permits. This key component must be built prior to the other buildings that will house the restaurants, shops and flats in the RIVA. Two sides of the structure will be hidden from view by plants and the other two will be hidden by buildings. We have started cleaning the site by removing the mounds of dirt and debris. Over the next two years, dramatic changes will continue to occur in Adriatica.
April 5, 2007 - While the parking garage will be hidden from view by buildings on two sides and plants on the other two, we still decided to put together a conceptual elevation to give an idea of what it will look like. This must be built first before any other structures in the RIVA can begin. The plans will be submitted to the HOA tomorrow for approval with the initial grading starting very soon thereafter.

March 30, 2006 - Blackard Group, Inc., is pleased to announce the developmental phase of the Harbor District. This area is located on the lower Southeast end of Adriatica and will become the life blood and soul of the Village. Included in this parcel, are "The Promise", the 147 ton fountain, the Galleon, the Wedding Chapel, restaurants, offices, a 70 room Boutique Hotel, a working winery, an Irish Pub, a parking structure along with residential spaces above the businesses.
